I'm currently staying in a hdb fully paid and reached MOP. If I buy a condo that is going to TOP soon or have TOP but vacant units does that mean I do not need to pay option fee of 5%? As for the holding period it starts from the date I signed the agreement? Looking more for invesments and understand that I will incur ABSD of 7%.

Hi,

For private condo purchase, a minimum cash downpayment of 5% of purchase is required. It does not matter whether it is under construction or resale. Yes, holding period starts from the date you exercise the OTP / S&P.

For new projects, there is a standard 5% booking fees that is required to be paid in cash.

Hi,

Since your HDB has been fully paid, and this will be your 1st property loan, you will be eligible to a maximum of 80% loan, subjected to bank's approval.

Hence, a downpayment of 20% will be needed. This will comprise of minimum 5% cash, with the balance 15% can be paid by CPF.

For new launches or developer sales, you will be required to put in 5% booking fee. For resale units, it will be 1% option fee, followed by another 4% upon exercise. The balance 15% downpayment from CPF will be towards completion for both new launches and resale.

Have you assessed all your options in the current market? Do you know that you may be able to save on ABSD and yet own 2 properties without touching your personal savings? There is also a chance you may stand to get a passive monthly income from there.
