If the tenancy agreement does not allow for premature termination, then even after you have taken over the ownership, you have no right to terminate the existing agreement unless the tenant for the unit is agreeable to leave earlier.

If you are unable to accept the sale with tenancy, the only option is to consider other units.

Dear Sir/Mdm,

There is usually in the tenancy agreement which states that in the event of a sale, the tenancy will be transferred to the new owners and therefore you will be obliged to take over as the new landlord. There is no provision in the contract for the landlord to terminate the lease prematurely. However, you can discuss with the current tenant to entice the tenant to move out so that you can use the unit for own occupation.

1) This is the very first question you should have put up even before arrange for a viewing.
2) Since you are buying for your own stay, you should be either look for those that are selling in vacant or the tenancy contract is ending.
3) Most of the above basic information is listed in the advertisement. This is to ensure only the right buyer is coming to view.
4) Yes, you may terminate the tenancy contract as this is yours once you bought, but subject to compensation of damages.
5) You may even speak to the tenant during your viewing regarding your objective of purchasing is for your own stay, so that they can prepare to shift out once the sales process is completed.
6) If the advertisement stated "selling with tenancy" it implied that you have to deal with the tenant yourself.
7) Regarding the cost of termination of tenancy agreement will have to look into the terms and conditions of how the contract is drafted.
