Hi,

The stamp duty will be based on just the typical Buyer's Stamp Duty, of approx 3%, which is applicable for all residential purchase. No ABSD is applicable, whether you guys buy the property on a joint name or on a sole name basis.

Yes some banks are able to assist to approve home loans based on overseas income. May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

Hi,

1) US citizen is exempted from ABSD.
2) SC + US citizen is only subjected to ~3% for the property at and less than $1 million, ~4% for the property above $1 million.
3) You may apply for bank loan in Singapore based on his overseas employment income.

Hi Ms,

If both of you currently do not own a property in Singapore, and this is your first residential property purchase in Singapore, I am pleased to inform you that you need not pay any ABSD for your purchase.

The BSD that is payable would be approximately 3-4% of your property price, depending on the property price.

Bank loan on overseas income is possible, but do speak to a Banker for loan assessment before you commit to a purchase. Should you require a recommendation, I can refer you to one of my trusted bankers.

Dear Mdm,

If the purchased property is a matrimonial property ie your first property together, then the stamp duty will be the normal buyer stamp duty which is about 3%.

Banks are able to provide loan based on overseas income as long as the income documents are in order. I have personally assisted a few of my clients who are in the same situation to obtain loan and purchase a property subsequently.
