Hi! Stamp duty is calculated as (3%-$5400) of the purchase price. This is assuming that you are not a foreigner, otherwise there is additional stamp duty payable. Legal fees are a fixed amount and it varies based on the law firms you choose, but not so much of a huge sum to worry about.

For private apartment at S$1million, the buyer stamp duties are approx $24,600 (3% - $5400). Additional buyer stamp duties apply if you are not a local Singapore citizen. Legal fees are approx $3,000 depending on complexity of cases.

Of the above, only Buyer Stamp Duty (BSD) is calculated in percentage. Legal conveyancing fees and other miscellaneous fee are more of fixed cost.

Here's the breakdown for BSD:
1% on the first $180,000
2% on the next $180,000
3% on the balance up to $1,000,000
4% on excess property price/value that is above $1,000,000

For legal fees, as of now the lowest I am able to find in the industry is at $2300 where it is inclusive of $500 mortgage stamp fee and GST, applicable only for resale cases.

For stamp fees, I believe you have the calculations worked out by my fellow professionals based on their replies.
