Dear buyer,

You are entitled to offer what you feel is the right price while the seller is entitled to accept or reject what you have offered. My usual advise to my clients will be:

1) Buy within your financial means
2) Do not second guess the minimum price on what the seller can accept because if you have shortlisted this property, perhaps another buyer may also have shortlisted it. The last thing you want is to offer under what is a reasonable price (where it is within your means) and lose out the unit to another buyer who may have just offered at the reasonable price.

I have a track record of bridging almost $100k gap between seller and buyer just earlier this month after extensive negotiations.

Hi!

You must understand that negotiations is part and parcel of property transactions.

Sellers will always want to sell at a higher price, hence their asking price would likely be the price that they feel is right for their property, espeically so for home-proud owners.

Buyers, on the other hand, will always look to buy as low as possible. It is just human instinct.

As a buyer, you must be educated about the recent transactions around the area you are buying. Only by doing extensive research, can you deem that the price you pay is the right price.

Don't fret, that's where us agents come in. To provide you with all these research and analysis. And best part is, you do not have to pay for buyer's commission!

I have recently represented my buyer and transacted a 3+Study at Heritage View at $1.633m. The asking price was $1.85m.

So I'd say, nothing is impossible. We just have to do our homework and all will turn out fine.
