Hi, assuming you are both SC, the total downpayment you will need is close to $1mil, with 25% downpayment, as well as buyer stamp duty and Additional buyer stamp duty, which goes to around $69,600 and $400k respectively. Along with the legal fees, it is closer to that amount.

ABSD is depending on whether are you a SPR or SC. As a SC, the ABSD applicable is 20% for the 2nd residential property. If you have fully paid for your existing property, you will still be eligible to consider 75% loan maximum, thus your downpayment should be 25%, of which at least 5% has to be in cash, depending on whether your existing place has utilised any CPF and also the current funds available in your CPF. Hi,

Assuming both of you are Singaporean, purchasing 2nd residential property, breakdown as follows:

DP Cash 5% 100000
DP Cash/CPF OA 20% 400000
BSD + Legal approx 4% (Cash/CPF) 72600
ABSD 20% (cash/cpf) 400000
Max loan LTV 75% 1500000

So minimum cash is 100,000 , maximum cash can be 972600 (as it depends on how much CPF OA you can deploy). Do note you need to set aside BRS before any excess CPF OA can be used for 2nd property.
