If my partner he had a EC (this year MOP) under his name, can we buy a HDB RESALE before selling off the EC? When his dad purchase the EC under his name, they paid by cash, so there isn’t any loan.

Will there be any loan if my partner consider as 2nd timer but I am 1st timer? If I would to get resale near my family member or will there be any other grants ?

Hi,

As you will be purchasing with your partner under the public scheme, both names are required to be included to be eligible to purchase the resale HDB.

And his EC MOP of 5 years must be met first before he can do any official paperwork. Once its met, so long the finances are ready and sufficient to do the completion first, you guys will be able to buy first then sell within 6 months the EC.

As only you are the 1st timer, you will be able to apply for 1st timer housing grants (half of the full amount), and also proximity housing grant if buying near family.

In order to buy a HDB resale, he has to meet the MOP. However, he has to dispose of the EC with 6 months.

As you are a 1st timer and he is a second timer, you are entitled to a half housing grant.

Hi,

1) Your partner is only eligible to register an intent to buy when his EC reached MOP.
2) You may proceed with your buying process without disposing of his interest in the EC.

3) The shortcomings are as follow:
(a) Not entitled to HDB loan
(b) Not entitled to any grant for the purchase.

4) In order to enjoy the 3(a) & 3(b). Your partner has to observe a wait-out period of 30 months after disposing of his interest in the EC.

Hi Mdm,

You may either purchase the resale HDB before or after selling the EC. You do not need to pay any ABSD when purchasing the resale flat. Your hubby will be considered as a 2nd timer since he had bought the brand new EC. For you, if you have not bought any subsidized housing before, you will be eligible for the housing grant.

If you buy within 4 km from either of your parents, you will also be eligible for the proximity housing grant of 20k.

Hi Miss,

You can only purchase a HDB resale flat after your partner has met the 5-year MOP of his EC.

You are not eligible for CPF Housing Grant, as he owns a private property (the EC) within the last 30 months. He will need to dispose off the EC, and then wait out for 30 months before both of you are eligible for CPF Housing Grant.

You are however eligible for Proximity Housing Grant if you purchase a flat within 4km to either of your parents place of residence.
