if my husband and i are going overseas to study/work for 4 years, and we managed to buy a re-sale flat before we leave SG, are we able to rent out the flat although we did not fulfill the 5-years occupancy period?

With a valid reason, You have to seek approval from HDB before you can rent out the whole unit.

Afternoon,

Upon getting your unit, you need to provide with the necessary documents to HDB, to apply for approval to rent out the whole unit.
As your husband and you will be away for quite awhile, it would be good to also get someone you can trust to managed the rental fee, renewal or signing of new Tenancy Agreement, when it expires, the C&C Charges, income tax, etc.

We will be happy to answer your question.

Recently, we just helped a landlord who went to India for work to apply for the HDB approval at his town council at Tanjong Pagar Town Council to rent out his flat in June 2011.

Hence, we are pretty familiar of the steps to do it properly.

This is as his flat has not met the minmium ocupancy period set by HDB.

If you were to purchase a resales HDB flat now and you intend to rent out the unit with valid reasons ie you will be working overseas? You need to apply to your town council with the following:

Step by Step Guide:

1) Letter from your employer stating the country (location) and the period you will be stationed overseas.

2) If you are going overseas to study, you have to show a letter from your university to show the period where you will be there to study.

3) If you are enagaging a power of attorney to take care of your unit and sign tenancy in your absent, you need to make sure the power of attornery letter is valid (2-5 years) during your period of absence.

Usually, the cost will be few hundreds. Otherwise, you can sign tenancy and renewal at the Notary Public at the country where you are residing.

4) The cost for the application for approval is
usually about S$20.

5)It usually take a few weeks to get approval from the HDB/Town Council side.

Please note that if you intend to sell your house after return, the period where you have rented out your flat is not taken as occupancy period.
