Good afternoon Andrew,

For private property owners, they can purchase resale hdb immediately and all types no issue, as long as the finances permit. However they have to wait out 30 months before they can apply new BTOs (only 2 room non mature estate).

May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

Dear Andrew,

Singles will be eligible to purchase all types of resale HDB if they are 35 years old and above. If you are 35 and above, and currently owns a private residential property, you will be eligible to purchase in the resale market, and you will be required to dispose off your existing private property within 6 months of completing your purchase of the resale HDB.

Should you be interested in BTO flats, you will only be eligible to do so 30 months after disposing off your existing private residential property, and you will only be eligible to purchase a 2 room flat.

Hi,

There are a few factors to determine this. First will be your age.

Are you 35 yesrs and above? If yes, then you can purchase hdb under your own name. For resale, you can purchase any hdb type. For BTO, only 2 rooms flat will be eligible for single name.

Then come the next question, do you need to dispose your condo? For resale, you have to dispose within 6 months upon purchasing. For BTO, you can only apply 30 months after you dispose your condo.

Another aspect to consider will be your financial and lodging plan.

Hi Andrew,

If you are above the age of 35, there are no restrictions on the flat type that you are eligible to purchase. You will also be eligible for the Proximity Housing Grant (PHG) of 10,000 or 15,000 if you are living with or close to your parents.

If you're Singaporean aged 35 and above, you will be able to purchase a HDB resale flat of any size.

In fact, if you have the ready funds, you could even purchase the HDB flat first, and then sell off your private residential property within 6 months upon the purchase.

You do not need to sell off your "non-residential" private property. And no ABSD is applicable for HDB flat purchase for Singaporeans.

If you are above 35 years old, you will be able to purchase a HDB resale if you sell your private property of sell it off after 6 months of your HDB resale. However do note that you will not be eligible for any CPF grants except for PHG grant. In order for you to enjoy grants as a first timer or apply for a 2 room BTO as a single, you need to dispose off your private property and meet the cooling off requirement of 30 months of not purchasing any more private property. One way to circumvent this rule is you sell off your private property and proceed to buy a HDB resale without grant. After the resale HDB has reached 5 years mop, you may disposed of your HDB resale and proceed to purchase a BTO or HDB resale with CPF grant.
