Hi,

Yes once the 5 years MOP is up, you can purchase a 2nd residential property and keep both if you are a Singaporean citizen. The ABSD of 12% is also applicable for 2nd residential property acquired by a Singaporean citizen.

Since the current HDB is fully paid up, you can take up to 75% max loan for the 2nd residential property as well.

HI,

Yes, you definitely can purchase a private property after the MOP of 5 years. As a Singapore Citizen, the ABSD you have to pay is 12%.

Owning a house regardless of investment or homestay should never be a burden thus prudent planning is a must to ensure you can comfortably finance the property.

Having a full paid up HDB will definitely help to get a better loan but is taking a 75% max loan the best way to go?

What is your plan for the property is very important as well to ensure you get the most suitable property.

Hi,

As long as you have fulfilled your 5-year MOP for your HDB flat, you will be able to purchase another private residential property. It does not matter the flat is fully paid or not.

If you're a Singapore Citizen, and you were to purchase a second residential property, you will be liable for ABSD of 12%. This is on top of the normal BSD (approx 3-4%) which is applicable for all purchases.

Do take note of LTV and TDSR, as well as the limits for CPF usage for your second property.

Dear Sir/Mdm,

You can buy a 2nd property once you met the 5 years MOP. If you are a Singapore, the 2nd property will attract an ABSD of 12%. For the loan for the 2nd property, if you have an outstanding loan for the first property, you will only be able to loan a maximum of 45% of the valuation for the 2nd purchase. It would therefore translate to a significant amount of cash outlay. Therefore usually I will recommend some client to restructure their property portfolio and save on the ABSD. Even if you were to rent out your first property, it will take a few years of rental income just to recover the ABSD.

Dear sir/mdm,

You will be eligible for 2nd residential property purchase if you are a Singaporean under such circumstance and the 12% Additional Buyer's Stamp Duty applies to you in such instance.

If you are prepared to hold the 2nd property long term, I believe such arrangements will be great, otherwise I do not really encourage such an option since the 12% ABSD is quite hefty and it is on top of the normal buyers stamp duty applicable. Perhaps if you are able to share more details on what your immediate, mid term and long term plans are, we maybe able to craft out some recommendations to look into how you can preserve your portfolio and look into growing it in the most optimum way.
