If I have 2 properties and decided to dispose of 1 first now before acquiring another new property, what’s the ABSD like currently? I was wondering if anyone could help me on this?

Hi Vivian

The ABSD for 2nd property is 20% for Singapore Citizen and 30% for SG Permanent Residents
If you are looking to dispose 1 of your current property,it is good to dispose first before acquiring another new property

Selling:
1. Have you hold your property for at least 3 years? As if it is less than 3 years seller stamp duty will apply

2. Steps in selling
- Appoint agent to market your unit, I will be glad to assist on this
- After that I will proceed to market your unit in online portals and propose to buyer on hand.

3. Pricing Strategy
Selling price will be depend on level, facing, condition of unit, etc

Timeline:
- It is important to ensure that the buyer of your current property have already exercised the Option To Purchase before you exercise the Option To Purchase for your next property purchase
- Do you need the cash proceeds from your current house for the new house?

Buying:
1. Do you intend to take loan for your purchase?
If yes, Before shortlisting project/unit, I will suggest to check your in principal approval of your loan from banker.

2. Based on $1 mill, and assuming loan is 75%
5% Cash = $50,000
20% Cash/CPF = $200,000
BSD (Cash/CPF) = $24,600

Hi Vivian,

For your situation, we will need to plan the timeline and finances carefully before proceeding. After you dispose one of your properties, you will still incur the ABSD for the purchase of the new property as it will be your 2nd property. The ABSD rate for a 2nd property is 20% if you are a Singaporean and 30% if you are a SPR.

Upon sale of one of the properties, your property ownership count will be 1, and the following purchase will be considered your 2nd residential property. This means 20% ABSD if you are singaporean citizen or 30% ABSD if you are SPR for the 2nd residential property purchase.
