If I got a ballot number for a ready to move in sobf, when should I start selling my current hdb and how is the process flow like?

Planning to get bank loan for the new sobf, when shd I apply for the loan and how much loan shd I get? I suppose I can use my current cpf to cover slightly more then the down payment of the sobf?

Evening,

It might be too early to count the chicken as getting the ballot number does not equate to getting the unit. Should you get the desired unit, HDB will be able to advise you accordingly in reference to the purchase procedure. However, do note that should you managed to secure the SOBF, it would be good to start marketing your unit as the key collection date is likely to be within 3 to 4 months.

Hi,

It will be good if you can start to engage the salesperson 3 months before key collection. The whole resale hdb process will take around 4 months without the marketing period. For how much loan you can get will be depend on your monthly income. Do contact me at 92736096  for a discussion.

Hi,

I assume you have a good chance of getting the unit you want. If so you might want to check out your indicative bank loan amount 1 month before the selection date. Typically its max 80% bank loan for hdb purchase, and 5%+15% downpayment. You will then be given 6 months to sell your current flat from key collection date. It might be prudent to plan in advance with a softening resale market now.

Congrats on getting a SOBF, you must be a very lucky!!

You can either completion the purchase of your SOBF first and then sell your current HDB or sell first and USE THE SALES PROCEED of current HDB to finance this new flat.

For bank loan, you will be eligible to get up to 80% loan subjected to your income etc. I suggest you get 80% loan for your new flat as currently the interest rates are relatively low and you should leverage on the bank loan if possible.

Yes, you may use your CPF for the downpayment and stamp duty etc. I have assisted a lot of my clients in transiting from their current flat to new BTOs. Please feel free to contact me so that I can guide you through the process and draft up a time line for you.
