I assume you have a good chance of getting the unit you want. If so you might want to check out your indicative bank loan amount 1 month before the selection date. Typically its max 80% bank loan for hdb purchase, and 5%+15% downpayment. You will then be given 6 months to sell your current flat from key collection date. It might be prudent to plan in advance with a softening resale market now.

Congrats on getting a SOBF, you must be a very lucky!!

You can either completion the purchase of your SOBF first and then sell your current HDB or sell first and USE THE SALES PROCEED of current HDB to finance this new flat.

For bank loan, you will be eligible to get up to 80% loan subjected to your income etc. I suggest you get 80% loan for your new flat as currently the interest rates are relatively low and you should leverage on the bank loan if possible.
