If I contact the seller's agent to arrange for viewing and this agent in turns arranges for more viewings based on my requirements, does that mean that i have engaged the service of this agent and thus have to pay commission upon a successful deal?

Hi, technically the answer is a Yes. But it is always better to discuss the fee with this agent first to prevent any disputes from arising.

If it is a HDB unit,yes indeed.
As for private property, you may not have to as long as the other seller's agents are willing to share their commission.

Ideally, if you are sourcing for a private property, it will be apt to engage an agent to guide you forth, and steer you to value buy units which you may not be aware of, due to our networking etc.

I have done that before.

A buyer called and viewed a unit i advertised.

It didn't quite fit his criteria.

After the viewing, i followed up with her and recommended other condos to him as i knew then his requirements.

He successfully bought i unit i brought him to view.

Yes i became his agent, but he didnt have to pay me a comm as i collected from the seller.

However, if it was a HDB, yes, you need to pay a comm to him.

As an agent, we have seen/viewed more properties than most people. Especially as a buyer, engaging the service of an experienced agent to help you source for a private property has all to gain and nothing to lose.
