I would like to seek some advice on the freehold residential units at Dahlia Park and Ferraria Park Condo at Flora Drive. Price at Ferraria seem to be more expensive than Dahlia though both are equally freehold. Furthermore the traffic along Flora Road/Flora Drive seem to be a problem for morning peak hour traffic as well as evening peak hour return home from work. The entire stretch of Flora Road is congested with FH condos (with upcoming the Gale).

Newer properties carry a premium of up to 30% in the first three or four years of life. This premium evaporates after that. Logically, the best buys are properties four years to 8 years old, where the new premium has evaporated, teething problems have been sorted out, but the property still looks and feels new.

If you want value, but leashold. Singaporeans have an illogical mental block against leasehold, but they give much better value. You pay less and get more. After about 20 years, leashold or freehold, it's going to get sold en-bloc anyway.

Ferraria Park condo is a newer development as compared to Dahlia Park, which explains the difference in prices.

Prices of both FPC AND DPC have more are more or less an equal price range! Though some may have fluctuations in price due to their design and decor but however all range bet $800k to $1150k @ PSF OF $645-$884
