May I check if you're referring to office units? If so, it's around the range of $6 - $7 psf currently. If that's not within your budgeted range, I do have other office units on hand for the Orchard area.

Orchard Road Office space ranges from $8 to 12 psf depend on building

Orchard retail space ranges from $15psf to 30 psf depending on mall.
