Generally it would all depends on the location of the property. If it is close to amenities and the transportation is good, there will be tenants. Some other areas will see good flow of tenants if it is near to international schools.

Plse consider taxes incur on point of entry and exit on residential properties that are not part of your equity.

Depending on your comfort level commercial properties have been the preferred choice for yield. For immediate rental yield, plse go after one that is already fitted with tenant(s). Although non residential properties may not be as clean and straight forward, let me stress that careful due diligence is required.
