Do you plan to sell existing property? If you do not, then you will be subjected to Additional Buyer's Stamp Duty of 20% on top of normal buyer stamp duty.

Assuming you do not have any existing properties, your loan tenure is up to 18 years. You are likely able to afford close to $1.6m property, with 5% of this amount as cash working out to be $80,000, and balance 20% of the downpayment to be paid by CPF at $320,000.

Hi there, the payment for a private property consist of min 5% cash with the rest a mixture of CPF and mortgage. However there are some restriction on the Loan should you be considering a second property as well as additional stamping you may need to pay.

Hi Sir,

I noted that your wife currently owns a HDB flat. Do you have the intention to sell off the flat? Or are you looking to purchase a private property under your sole name?

This is because, if the property is purchased jointly, there will be ABSD of 20%.

Also, do take note that the minimum cash downpayment is 5%. Not sure if you can utilise your Wife's Cash of $230k, because your cash of $20k is insufficient for you to buy any property.
