Do take note that SPR needs to apply for approval from SLA before they are eligible to purchase landed property.

A very good day to you,

It is advisable to apply for Approval In Principle (AIP) which valid for 6 months from LDAU before SPRs make any commitment to buy landed property here. Each application is considered on its own merit, main requirements are; must be PR and make adequate economic contribution to Singapore.

It will be my pleasure, if you allow me to assist you with the application form and submission of documents to LDAU. Please take a moment to go through the Approved Form (http://www.sla.gov.sg/doc/ser/Forms_Apr_2012/Form%20A.doc) and prepare all the necessary documents stated in the Checklist found on page 13-15. I would then be able to meet with you at LDAU, 55 Newton Road, #12-01, Revenue House, S397987 and assist with the completion of the form as necessary. The processing time is generally within 4 weeks.

While waiting for approval, I shall arrange for house viewings weekly so that we can narrow down your preferred properties and you may make decisive commitment as soon as your AIP is approved.

Before we proceed with the application, I would also like to highlight a unique property that has the features of a landed property but the perks of a condominium hence allow foreign ownership without seeking approval, Garden Terrace in Palm Isles is a 3-Level 5BR home of 3014sf starting from $2,314,860 or $768 psf. I have a client who is a SPR from Malaysia who secured the option to purchase a unit before applying to the SLA for approval. The 1% Option Money is refundable to the purchaser should SLA rejects the application to own a landed property. Over the course of past 2-3 years, I have encountered 1 case of rejected application out of the 4 I have known, nevertheless, it will still depend on individual merit to secure the approval as there is no LDAU specialist to speak of.
