I reckon you should use the median column.Cause it means the middle point of the transacted rental prices.25th percentile means the lower 25% of the transacted rental and 75th percentile meaning 75% of the higher transacted rental.But the transacted figure shown there are just a guideline,there are a few points that can affect your rental ie furnishing,condition of your unit etc..Maybe you can drop me a line/sms so that i can explain to you further?Thanks..

Hi Cecilia,

The 25th percentile, median and 75th percentile prices are useful data which owners and tenants can refer to when they want to rent out or rent properties respectively.

In my opinion, the median price is more useful since we should take the middle point as a basis. If your unit is well renovated, fully furnished, high floor and good facing (pool view / NS facing), then probably can command rental rate in the 75th percentile range.

We should also check the prevailing asking rental rate of similar units so that you will not price your property too low or too high the market rate.
