I want to buy my parent's HDB. Owners are my mother and grandmother. Its fully paid by my mom. Flat top in 1998, now its rented out.

I intend to purchase via the single scheme. Unfortunately, i'm not eligible for the hdb loan as my salary is more than $7K

We have agreed the price to be around 500K (estimated). This price is more than the market value. My cpf oa is 130K plus.

Questions:
1. When do I approached banks regarding housing loan?
2. After the sale is completed and cpf funds are allocated back to my mom's account, will both owners receive the monies or only primary owner?
3. After the HFE is approved, how long will the process take to complete the sale?

Hi, appreciate your sharing. If single require to be Singapore above age 35, proceed to do HFE before doing a purchase. It depends on your Loan and CPF OA plus cash on hand. For the sale proceed only come in after sale completion done. For CPF OA, returning will be 2 weeks later.

Under a joint tenancy for an HDB flat, the cash proceeds are typically split equally by default, but HDB should issue a single payment in both owners' names.

Hi

If you are 35 years old single and above, yes you can purchase under single singaporean citizen scheme. The sequence is this, apply HFE letter first, get it approved, concurrently check bank loan attainable with bankers. Once HFE approved, bank loan in principle approval out, do the OTP documentation and transfer $1k deposit to the sellers.

From OTP deposit to legal completion, it generally takes approximately 4 months, and all the tenants have to move out by completion date.

The sale price, will go towards redeeming any loan, refund all CPF utilized + accrued interest, thereafter it will be the sale cash proceeds. This amount will be issued in a joint name cashier order, so it has to be deposited into a joint name account. The split will then be up to the owners to divide accordingly.
