Judging from the description of your HDB, I would estimate that your property can likely sell at a range of $470k upwards, but to be more confident in my assessment, I will require to assess the property physically.
I have recently sold a Punggol 5I unit on a mid floor for $520k, which is not a fully renovated unit therefore I am pretty confident of achieving good results for your property.
Past transactions however are all in the past therefore it is also unwise to read too much into these data, especially so when the condition of all units are different.
With the sale of your HDB, you can likely obtain a bridging loan to secure your purchase and based on my understanding, the existing calling price for a 2 bedder in Compass Heights is around $1m. Going by this, you will need to have minimum cash + CPF for the first 20% of about $200k with the remaining from bridging loan.
