i wanna sell my 5rm flat at rivervale st block 125 mid floor, renovated, bought at 260k outstanding loan about 200k, i wanna buy a min 2rm unit at compass height, may i know how much can my flat be sold for? and is it possible for me to buy a 2rm unit there? my noa is about 125k/year. thanks. intend to sell by march.

Evening,

Your current unit should have an estimated valutation $465k to $480k, and asking price of around $510k to $525k. Hence you should have a profit of around $250k. With your CPF balance, you should have a good amount for deposit, based on 80% loan as the estimated asking price of 2 bedroom unit at Compass Heights is around $1 mil to $1.08 mil.
However, that all I can advice as I do not have any idea on your credit status and how much are the banks willing to dish out to you. With the right ammo in hand, we can have the situation under control.

Sorry for the late reply as I had been away for my In Camp Training and is out of the weekend.

Judging from the description of your HDB, I would estimate that your property can likely sell at a range of $470k upwards, but to be more confident in my assessment, I will require to assess the property physically.

I have recently sold a Punggol 5I unit on a mid floor for $520k, which is not a fully renovated unit therefore I am pretty confident of achieving good results for your property.

Past transactions however are all in the past therefore it is also unwise to read too much into these data, especially so when the condition of all units are different.

With the sale of your HDB, you can likely obtain a bridging loan to secure your purchase and based on my understanding, the existing calling price for a 2 bedder in Compass Heights is around $1m. Going by this, you will need to have minimum cash + CPF for the first 20% of about $200k with the remaining from bridging loan.

It is most advisable to consult a qualified banker for advise pertaining to the financial details, therefore I can introduce you to a panel of bankers which have been in close working relationship with me from the different banks.
