You can choose to buy a resale but not eligible for first timer grant except for PHG grant. Alternatively you can proceed to purchase a resale now first. Once your house has MOP, you can sell it off and buy either a BTO or another resale with first timer grant since the 30 months period has ended by then. Yes, you will be required to wait out 30 months before you can apply for a new BTO flat (2-Rm Flexi flat in a non-matured estate). You could however purchase a resale HDB flat of any size in any estate.
