I (SC) am looking to settle down and buy a flat with my fiancé (WP holder).

1. Understand that we are not eligible for BTO as he is neither a SC/PR?

2. Are there any restrictions in the resales market in our scenario SC + WP? Looking mainly at resale HDB / DBSS for temporary shelter.

3. Are there opportunities for us in the future to bid for BTO if my fiancé (WP) gets approval to convert into a PR/SC or when we start a family nucleus (via newborn)?

Hi Miss,

Happy New Year to you!

For your situation, you could purchase a HDB resale flat under the Non-Citizen Spouse Scheme. However, do take note that as your spouse is a foreigner, you will be the sole owner of the flat. Hence, only your income will be taken into consideration for loan purposes.

You could apply for CPF Housing Grant now, but it will limit your chances of getting a BTO in the future. You will also need to pay a resale levy should you successfully ballot for a BTO in the future.

Alternatively, if finances allow, you could go straight to private property, where both your income will be taken in for assessment. Loan will also be based on TDSR instead of MSR.
