I saw a listing for an EC for sale in PropertyGuru. Unit has yet to MOP (just into it's 2nd year) but owner has received approval to sell it. I'm just wondering if I were to buy that unit, will it be considered as resale? Will MOP ruling applies to me as the buyer? Thanks jn advance.

Hi,

For early approval to sell EC, all new EC eligibility conditions apply and yes MOP regulations as well. You need to occupy the EC until MOP is met before you can rent out or sell.

Other conditions such as income ceiling and resale levy for 2nd timer also apply. May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

Dear Sir/Mdm,

For EC with special approval for sale, it is akin to buying a brand new EC. You will need to fulfil the eligibility conditions and you can apply for CPF housing grant if you can meet the criteria. As for the MOP, you will take over the MOP from the current owner ie. your MOP date will still be the same as all your neighbours.

Hi,

If you are buying an EC from owners who have obtained special approval to sell their EC before the MOP, you will be subject to eligibility conditions as though you are buying a brand new EC.

After you buy this "new" EC, your MOP is 5years from the TOP date of the project. This means that you can sell your EC at the same time as your neighbours. However, one thing you have to note is that you will be subject to Sellers Stamp Duty.

One benefit of buying such EC within MOP is that you do not need to wait for the construction period of the unit.
