I’m turning 35 next year, single and considering to purchase a 3 room resale HDB flat of my own.
Monthly income: $5100. CPF Ordinary Account: ~$100,000
No other major loans on hand.
How much cash minimum should I have to make this happen?

Hi,

Your max HDB loan should be approx $322k. For first-timer housing grant, you should be to get $40k if getting 4-room and below size HDB. If buying near your parents, another $10k proximity housing grant. These plus your CPF OA total up to 472k. You should buy approx $460k HDB, assuming you wish to minimize your cash outlay. The main cash components come from $5k option deposit, hdb admin fees of approx $600, and agent success fee of 1%+GST ($5014), and cash over valuation (COV) if any.

Depending on which area you purchase and the price of HDB you are purchasing, cash component will be different, given that you have $100,000 in CPF. The minimum preparation you should have to facilitate the resale transaction in my opinion is $5,000, although it can also be $2 for the deposit itself. Various miscellaneous fees like valuation request, resale application fees as well as agent's commission will also need to be factored in.

Hi,

1) You should be able to get an HDB loan of about $280k according to the provided info.
2) So your budget should be within $370k, so as to incur minimum cash outlay.
3) The grants that could be eligible are:
(a) Single Citizen grant = $40k
(b) EHG = $0
(c) PHG = $10k
4) The cash needed without an agent is around $7k, including the $5k option and exercising fees. Agent fee is usually charged at 1% of the purchase price.
