I’m currently buying a house, the seller suggest us to buy over some items that is very new and hardly use and that includes Kitchen induction hob, build in oven and also Wells water filter!!!! I’m wonder isn’t kitchen induction hob, build in oven and also the wells water filter that is mounted on the kitchen top to be left behind ? Anyone can advise where the 3 items I mentioned are the owner suppose to leave behind or other wise ?

Are you purchasing a resale HDB or private residential home? Can always check with your agent or lawyer on this. In most cases, seller will leave these items behind for the next owner. I do have owners requesting to remove some of these fittings with the blessings of the purchaser.

1) My personal opinion is the seller is trying to fetch a higher selling price.
2) This is part of the negotiation process.
3) In general, anything that needs to be removed using tools is freely defined as fixtures and not fittings.
4) It is important to properly discuss the items left over rather than trying to argue on the definition.
5) The important thing is the final selling price and how much you like this place.
6) The next is the value of the house, whether the asking is within your budget.
7) The final is, that buying a house is a happy thing. We do not want to have a bad taste in our mouths after buying.
