I own an EA HDB flat but am considering downgrading to 4 room HDB for retirement. Do I need to pay a resale levy to HDB? If yes, about how much ? Are there ways to downgrade but not pay the levy?

Hi Ernie,

If you are looking to downgrade to a resale hdb, there is no need to pay resale levy. Resale levy only comes into play when you are buying subsidized housing like BTO or new EC from developer. The most important thing is to have a proper financial and timeline planning to ensure a smooth transition.

Hi Mr Li,

There is no need for you to pay a resale levy when you purchase a resale HDB in the open market. Resale Levy of $50,000 is ONLY applicable if you are buying a new HDB ie BTO or a new Executive Condo (EC).

When downgrading, it is essential to plan your finances and timeline carefully so that you can transit smoothly from your current HDB to the new unit without a need for an interim housing.

If you are not looking to buy a resale HDB, there is no resale levy.

What you probably will want to know is the sales proceeds after the resizing and cashing out.
