Hi,

If he sells the flat, he has to do a joint purchase with you for the next flat, meaning you will have to sell your private property. Is that something you are open to?

My EC was not ready for sale due to MOP (another 3 months from Jan) at that time and Ivan was able to give me advices on how to proceed from there. Initially we have decided to try to write to HDB for early sale but since it was only 3 months left, eventually we waited for another 3 months while we looked for our next property. Is this worthwhile to do it? I don't have the full information thus i not sure why your husband want to sell off his HDB and buy a new one with you. Perhaps you can let me know more about your plan so i can advice further?

Dear Mdm,

As you are currently the owner of a private property, if you were to purchase a HDB flat with your husband, you will need to sell off your private property within 6 months from purchase.

This is not recommended. You may want to consider staying in one property and renting out the other, or get your husband to sell his flat and use the funds to invest in another private property for long term appreciation.

Hi Mdm,

Congratulations on your marriage!

Your husband will be able to sell his HDB flat as long as he has fulfilled his 5-year MOP to his flat.

Should both you decide to purchase another HDB flat, you will be required to dispose off your interest in all other residential properties (local and overseas) latest within 6 months upon the HDB flat purchase.

I believe this is not what you're looking for ideally. Perhaps you could share with me further on why are you considering this step in the first place?

HI,

There is some consideration in your current situation:
1) By right, your husband has to declare to HDB that he is married now. He has to include you as an essential occupier or rightful owner if you prefer to assist in servicing the mortgage.
If the flat is fully paid, you also can be registered as rightful owner. By doing this, you will have to dispose off your private within 6 months upon registeration.

2) If your intention is for him to sell current and buy another private. There is no complications in this decision, just buy and pay Additional Buyer Stamp duty (ABSD) of 12% if both of you are SC.
If you are PR, then the ABSD of 15^% will be applied to your 2nd property in Singapore. However, you may also dispose of your private before committing to the new purchase to avoid paying ABSD.
If both of you are SC, then you may also consider to pay the ABSD during the purchase and apply for remission upon key collection. The only condition is to dispose of your private within 6 months upon key collection.

3) If your intention is to buy another HDB with him then you will have to dispose of your private within 6 months upon key collection of the new purchase.

You may see it is more complicated when an HDB flat is involved due to the restriction imposed.
