I lived in an EA apartment in Jurong west. We were thinking of upgrading to an EC. There will be 2 confirmed ECs coming up: Westwood Ave and Yuan Ching (bigger plot of land space). Based on your expert evaluation, which one will be a better "investment", putting in mind that JLD development in progress.

We do noted that MOP of 5yrs before can sell off thus a good location is important should we plan to sell and hopefully able to fetch a value.

You may also want to note that if you are a second timer (i.e. you have previously bought an HDB flat directly from HDB or taken a CPF Housing grant), you will need to pay resale levy if you are buying the EC at Westwood.

Yuan Ching is the last EC that is not affected by the resale levy.

The resale levy payable is based on the type of flat.
2-room $15,000
3-room $30,000
4-room $40,000
5-room $45,000
executive $50,000

It can be paid using sale proceeds or cash.
