I just turned 35 and have a foreign gf. Hence, I am unable to apply for BTO. I do not have much cash savings but I think my CPF is substantial.

How to know if I can afford to buy a resale flat?

Good morning,

you can purchase a resale HDB under single singapore citizen scheme if you are SC.

A 35YO single singaporean is able to apply for 2rm flexi BTO in non mature estate tho.

If you dont wish to use much cash, try to apply for HDB loan (HLE) first then we assess from there onwards.

For singles above 35, you are eligible to purchase a 2 room BTO in non mature estate area. If you choose to purchase a resale, no such restrictions apply. As a first timer, you are also eligible for first timer grant the amount depending on your pay. I have assisted various singles with limited cash budget like yourself in securing a resale. As to how much cash you need in order to purchase a resale, there is no certainty on it as it depends on whether the seller can accept a lower cash deposit or the house have any COV. Including agent fees, the lowest cash outlay I ever experienced when serving buyers is around $4,000. The vast majority of my buyers managed to secure a resale without any COV despite today's sellers market situation. Hi,

1) As a single SC at 35yrs old and older. You are still eligible to apply for 2-rm (99 yrs leasehold) flats in a non-mature estate.
2) Alternative you can buy resale flats of any type anywhere on the island. Because you are able to buy under Single Citizen Scheme.
3) Once you got married the situation will be slightly different. You can only buy under the Non-Citizen Spouse Scheme.
4) Your spouse will need a "Long Term Visit Pass" instead of just a "Visit Pass" in order to qualify for the BTO. However, you are still eligible to buy resale because you are over 35 yrs old, your spouse will only need a "Visit Pass".
5) Since your cash saving is not rich, you are advised to select the HDB loan although the interest rate is higher than the bank.
6) The reason is that you could get up to a max of 90% LTV and only a 10% down payment. Meaning a $400k flat, you only need $40k in CPF for the down payment.
7) If the CPF is not sufficient, you could still apply for a Single Citizen grant of $25K.
8) You should submit your HLE (HDB Loan Eligibility) to find out how much loan you could get:
