I intend to purchase for a second property around 750k. May I check for the following:
For BSD, can I pay using my CPF?
For ABSD, can I pay using my CPF? If it is not allowed, can the ABSD incorporated in the home loan package?
Do I have to pay commission for the agent's fee as I will be the one who scout for the property that I want?

Hi,

Yes you can use CPF to pay for stamp duties (both BSD and ABSD), but if you are purchasing 2nd property, you will have to set aside 1/2 of minimum sum in CPF (set aside 77.5k) before you can utilize your CPF OA for property purchase.

As for commission, for private property purchase, typically the buyer agent will arrange with seller agent to share the sellers commission. However, there are also buyers who appreciate and don't mind paying for professional services of a buyer agent as they can advise the potential pitfalls during the purchase process.

You may like to know that for second property, bank can only loan up to 50% LTV. That comes up to a maximum of $375K loan amount for the $750K property and 25% Minimum Cash is required on top of the normal BSD and higher ABSD, while the other 25% can be from CPF OA after setting aside the minimum sum of $77,500 in CPF OA.

If you have bought your first property with joint ownership, you may like to consider selling your share to the other party to free up your ownership and allow you to enjoy all the benefit as first property buyer again. This process is legal as of now and it is called Part Purchase or Decoupling.
