Hi,
You can purchase resale EC of 5 years or more no issue. However for new EC from developer, you need to wait out another 10 months (30 months period from selling condo), and fulfil the new EC eligibility conditions such as forming family nucleus before you are eligible to apply. Also the resale levy will apply if the 3-room HDB sold back then was a subsidized flat.
