When you sell your private property and purchase resale HDB using bank loan, there's no debarrment for the purchase.

New cooling measures is not applicable for your case.

But as of now, you wont have to wait for 30 months waiting period in order to get a HDB unless you are purchasing one with HDB loan or BTO flats.
