I have used the government grant for my first HDB purchased (5 rooms sold in 2010). If i were to purchase another new HDB or EC, how much levy do I need to pay or is it advisable to purchase 2nd properties? Need advise.

Hi,

The resale levy in this case will be 45k if you purchase new EC from developer or BTO. There are still some ECs in the market which have no resale levy, but not many units are left. You can also purchase private condo without paying any levy.

Good morning,

The levy payable should you opt to purchase BTO unit or new EC will be $45k, payable in cash. You will also be classified as second timer for the upcoming application. As SC, you are allowed to purchase private property as your second property without the need to sell away your current HDB unit. However, you will be required to pay an ABSD of 7%.

Hi Sir/Mdm,

If the location of the BTO is good, what is this $45K levy that you need to pay, but if you cant find the ideas location, I would rather that you save up this levy and get yourself a good location resale HDB.
As for whether should you get a EC, BTO or resale HDB, really have to understand what are you looking at before can share more with you.

The levy payable will be $45k. Perhaps you can share more on your requirements and preferences so that I can advise which is better. Both these types of properties differ primarily in their locations, which offers different lifestyles and pricing indications. Dear Sir/Mdm,

It will be advisable to upgrade instead of buying a 2nd property. This is because of the Additional Buyer Stamp Duty of 7% which is payable on the 2nd property and the loan restrictions that you may have when buying a 2nd property.

I would suggest that you consider an EC which is without resale levy. I have recently assisted my client who is in a similar situation as you to upgrade to The Terrace EC which has no resale levy.
