Hi, if this is your first property and you are taking a bank loan, you may generally borrow up to 75% of the property price/valuation, subject to the bank's assessment.

This means you will need to provide the remaining 25% as downpayment:

• Minimum 5% must be paid in cash
• Remaining 20% can generally be paid using CPF OA and/or cash

For example, for a $1 million property, the minimum cash portion would be $50,000, while the remaining $200,000 downpayment can potentially come from your CPF OA.

Do remember to budget separately for Buyer’s Stamp Duty, legal fees and other purchase-related expenses.

The actual loan amount will still depend on factors such as your income, age, existing financial commitments and the bank's assessment.

Even if your CPF balance is healthy, you still need liquid cash on hand:

* **HDB Resale:** Up to **S$1,000 cash** to secure the Option to Purchase (OTP), plus up to **S$4,000 cash** deposit when you exercise the option (max S$5,000 total).
* **Private Condo / Resale:** **1% cash** for the OTP, and **4% cash** to exercise (total 5% cash).

Hi Nicole,

1) If you are referring to buying a HDB flat, there are 2 types of loan available; HDB and private banks.
(a) HDB loan: BTO/SBF, can use CPF funds if sufficient for everything. Resale flat, must prepare cash of ~$10k and more, for deposit ($5k), valuation, resale application, caveat, administration & miscellanous charges, agent fees (if applicable), etc.
(b) Private bank loan: 25% downpayment, of which 5% must be in cash, 20% can be CPF funds or cash or both. The downpayment format for BTO/SBF and resale flat is the same.

2) If you are referring to buying a private residential property. There are 2 types; completed & uncompleted. You can only get housing loan from private banks.
(a) The 25% downpayment remains the same. 5% must be in cash.
(b) Uncompleted property (new launch): 5% for the option, 20% within 8 weeks.
(c) Completed property (resale): 1% for the option (OTP), 4% within the stated timeline stated on the OTP. 4% to exercise the OTP at the law firm. The remaining 95% shall be paid on the completion date advise by your conveyance lawyer, around 3 months from the exercise date if seller(s) has outstanding loan, 2 months for no outstanding loan.

3) The buyer stamp duty applies for all purchase. This shall be paid after exercising OTP. The timeline are different dependent on the property purchase.

It depends on what you are buying and which type of loan you take.

The **5% cash requirement applies to a bank loan**. The remaining downpayment can generally be paid using cash and/or CPF OA, subject to the applicable CPF and loan limits.

But the downpayment isn't the only upfront cost to consider. You should also factor in things like **Buyer’s Stamp Duty (BSD), legal fees and other purchase costs**.

So rather than just asking how much cash you need, it is better to work backwards from your income, loan amount, CPF, available cash and the property price to see what you can comfortably afford.
