You can still sell your existing EC and buy another EC, but it would have to be a resale EC (that’s already past the 5-year MOP) or a private condo.

Hi

As you have already utilized 2 subsidized housing chances, you are no longer eligible for new EC purchase. You can purchase resale EC no issue.

If your current EC is your 2nd subsidized housing, you will not be able to purchase another new EC.

However, you may want to consider doing a decoupling to free up one name to purchase another property. If not, you can consider cashing out on the EC since the profit is quite substantial and buy a bigger unit.

1) The new EC is considered a subsidized private residential property.
2) Therefore, the new EC is only available for citizens/residents who have not utilized their 2x times housing subsidize in a lifetime.
3) You can only consider those non-subsidized flat, such as resale HDB flat without grants, EC that had met MOP, and private residential property.
