I have recently relocated to Singapore from India. My name is Jayachandran.K and I am here in Singapore on EP1 Pass and working as Quality Audit Manager with GlaxoSmithKline Pte Ltd., located at Gateway west, Beach Road. I wish to buy a home in Singapore . I want to know whether I am eligible to buy a home and what type of houses can I buy ? I want to buy and move In within next 3 months. Regards Jay

Hi Mr. Jayachandran, Welcome to Singapore and making the right decision to own a home here! You are able to own a beautiful private residential (condo) unit but you may like to consider a few factors such as the size of residential unit, location, budget, cash outlay etc... In addition, as a foreigner you will be subjected to pay the stamp duty (to IRAS) based on 15%+3% of the purchase price. Will you be taking a bank loan for the purchase. If you do, I may refer you to my banker to get on the loan quantum before you commit in getting a buying a home. Lastly, the process for a purchase (not including viewing) would take an average of between 10-12 weeks to complete. I would suggest that you appoint a professional real estate adviser to give you all the necessary information. You may wish to take note that before purchasing a property, you will need to find out the regulations on financing the properties as well as the various stamp duties applicable to a foreign purchaser here in Singapore. Good evening Jay, Being considered as a foreigner, you will only be allowed to purchase private residential property and you will be subject to 15% additional buyer's stamp duty on top of estimated 3% buyer's stamp duty. How much cash do you have on hand? In regards to your loan eligibility, I will ask my panel of bankers to advise you on your in principle approval to gauge how much loan can you obtain. Evening Jaya, To be eligible for mortgage loan, banks would require at least 3 months payslip and company letter to verify your income status. If you Total Debt Servicing Ration and credit record is good, you should be able to attain 80% loan. You will be required to pay the 20% downpayment by cash. You will also be required to pay 10% Additional Buyer Stamp Duty and 3% standard stamp duty for your purchase. Therefore, it's important to work out on your financial before leaping forward.
