Hi,

There are not much EC available until the new EC is launch in Punggol.

You have to prepare 5% cash minimum in order to purchase a EC regardless new launch or old.

Because EC is considered private purchase even when it is new launch, thus you can only get your loan via bank.

After the cooling measure, you have to check whether you have sufficient cash and CPF to pay for 25% down payment, where 5% is cash only, 20% can be cash and/or CPF.

And your pay is sufficient to get loan of 75%.

Hi,

For new EC, the downpayment of 25% will be the main issue. There is only one new EC launch upcoming which is at Punggol Sumang area next year, if you like the location you might want to consider selling the BTO first and rent in the interim. Alternatively you may want to consider private property as well.

Hi,

Based on the limited information you have shared, you will definitely need to sell off your current HDB flat first, before you can do any sorts of upgrade.

If you insist on getting a brand new EC, you may have to find a place to rent for the next few years while waiting for the EC to be completed. Alternatively, you may consider upgrading to a private resale condo.
