Good morning!

If you don't have any outstanding loan, you can loan up to 80%. Thus downpayment will be 20% (5% cash 15% CPF/ cash). If you do, loan quantum will be 50% so downpayment will be 50% as well (25% cash 25% CPF).

Do take note that you will be subject to additional buyer's stamp duty of 7% on top of the usual estimated 3% buyers stamp duty as a Singapore citizen if this will be your second property purchase.
