Hi,

From your HLE which is assess using MSR (30% of household income). If you are considering private property, your purchase capacity will be almost double as it is using TDSR to assess (60% of household income).

The reason I'm writing this is to ensure you understand and aware of choice made.

Pinnacle@Duxton size is almost identical to private, except that it is still a HDB regardless of location and design.

(1) HDB flat resale price has been declining for past 7 quarters and up 0.1% in last quarter.
(2) Private resale price has been up for 5 quarters, the most recent quarter up by 3.9%.

Additional cooling measure was imposed to ensure private property slow down the up trend.

Thus in simple deduction of the situation, you are paying for a property has little or no growth value compare to another with chance of higher grow value.

If you are consider seriously in acquire a place just to live in and not considering appreciation. I would highly recommend you to buy other location which gives you a bigger space and lower price.

I have a recommendation for you. The unit is a 5RM flat in a Central location. Has a bigger size than the biggest unit in the entire Pinnacle@Duxton. High floor unblocked views. And most importantly, it is attractively priced, at least $100k below estimated valuation! Lastly, if you're looking to move in by end Nov 2018, this unit is possible!
