I have cleared all my HDB loan. Currently looking around a good primary school for my 3 years old daugther. Is it worth to buy a new launch EC or buy a resale condo for this purpose? Need some advice here.

Afternoon,

New launch EC will take around 4 years to built. You also need the proof of ownership for the registration, before the school even consider you within 1km from the school. You are also required to sell of your current HDB unit, within 6 months from key collection of your EC. However, it's definitely cheaper than resale unit. As for how you want to proceed will depend largely on your financial planning, expectation and citizenship status.

Hi

You may apply for schools within 1KM during phase 2C of the P1 registration. At this point, you will need proof of ownership to present to the school.

I have a client who bought a unit 1KM to Tao Nan even though their child is just 30months old. Their consideration is climbing prices of property in the area thus they made the decision to buy earlier. Now they are renting it out to service the monthly mortgage.

If you were to purchase an EC (direct from HDB), you will not be able to hold on to your current HDB. Also you need to stay there for 5yrs before having the option of renting it out.

My take is to get property that have less restrictions so that you may have more flexibility.
