Hi,

It depends on your objectives and what is affordable for your finances. If its for sole stay, there isn't many 1 bedder for resale condos as older condos were built with families in mind. Thus resale condos tend to have bigger absolute price quantums. You will be able to find more affordable 1 bedders in newer launches. May I understand your requirements further such as preferred price range, location, size etc. so to make better recommendations? Thanks and look forward to value-add to your housing plans.

Dear buyer,

If you have noticed, the introduction of the various measures is a double edged sword. There is no doubt that prices have cooled a fair bit but it has also deterred many buyers from purchasing because of the various stamp duties and restrictions to mortgage loans.

Since you are a first timer, as long as you are financially sound to obtain a home loan, things can be worked out comfortably, to understand what your monthly commitments will be upon purchase to ensure that you are not stretched and require to compromise your lifestyle greatly just to purchase this property. Do not rush into it since this is a big ticket item.

As to whether purchasing in the resale market or new launch, the question will be what are the choices you have and do you need to move in immediate? There is no standard solution for everyone because we have our own needs to meet.

Good morning buyer,

Care to share whether are you purchasing for own stay or investment?

If you are going for immediate own occupation, I am afraid that resale ready units are more suitable for you.

If not, new launch might be good cause you can enjoy potential capital appreciation and the unit is brand new! You are the first person who stay in the unit.

If your intention is for investment, ready units will be better cause you will get immediate returns on your outlay.

But having saying that, new launch will offers capital appreciation which resale units normally wont and you will have to wait till it's completed before you can receive rental returns.

Perhaps you can share more with me so I will be in a better position to offer better suggestions according to your situation.
