I have a HDB fully paid up and aim living here. I bought it 12 years back. 2 years back I bought a one room condo as investment and it's TOP next year and is with a bank loan together with my wife. I am planning to buy a condo for living purpose at least a 4 room in north area but I am worried that I need to fork out 40~50% upfront cost which is not affordable. I don't mind selling my one room condo but I guess will be loss since it's not TOP yet. Also ABSD is another concern. I am not intending to sell HDB. Any suggestions or options?

Morning Eswaran,

Since you have had purchase the one bedder 2 years ago, if you were to sell it off today, you will be liable for Seller Stamp duty of around 8%. When you purchase your second property, you will also be liable for ABSD (10% for SPR and 7% for SC) Therefore, I would advise that you reconsider the idea unless you are making at least 25% to 30% profit from the sales of your one bedder.

Hi Eswaran, firstly it is impossible that you will be making a loss by selling the one room condo now. But since you do not wish to pay any ABSD, the best option at present is really to keep the one room condo for the original purpose of investment.

Dear Mr Eswaran,

There is no win all situation in your scenario. This is particularly why the authorities have introduced such measures in place in terms of loan restrictions, stamp duties and etc. such that buyers do not overcommit themselves financially with loans. The interesting thing here is why are you not intending to sell your HDB and 1 bedroom such that your real estate portfolio can be restructured accordingly and perhaps put you in a better position than now?
