Good morning,

Since you have no outstanding housing mortgage, you are able to obtain up to 80% bank loan (still will be subject to TDSR) for your second property purchase.

But do take note that you will be subject to additional buyer's stamp duty for this purchase depending on your residency status (7% as SC).

You will also have to set aside a minimum sum of $77.5k in your CPF OA + SA if you have utilized any in your fully paid HDB.

As per mentioned, assuming you are a citizen with no outstanding housing loans, breakdown as follows:

cash 5%
cpf 15%
max bank loan 80%
stamp duties (ABSD + BSD) + legal fees, approx 10%

max bank loan of 80% is dependent on your age, income and credit profile. final loan disbursed may vary, depending on the bank's criteria.

you will also need to set aside 77.5K in your CPF OA + SA before you can utilize any excess CPF monies for housing.

Thanks since your HDB is in the city, you might also wish to consider getting a condo for stay instead and renting out the HDB. The yields for HDB near to city fringe actually can generate decent yields.
