cpf 15%
max bank loan 80%
stamp duties (ABSD + BSD) + legal fees, approx 10%
max bank loan of 80% is dependent on your age, income and credit profile. final loan disbursed may vary, depending on the bank's criteria.
you will also need to set aside 77.5K in your CPF OA + SA before you can utilize any excess CPF monies for housing.
Thanks since your HDB is in the city, you might also wish to consider getting a condo for stay instead and renting out the HDB. The yields for HDB near to city fringe actually can generate decent yields.
