I have a 5A in AMK, 5-7 min walk to MRT/ hub and 2 mins to food market and Bishan park. Has 4 bedrooms total (one is a large sized study, two bedrooms each has own attached balcony) total sq ft is 138sq ft. Decent condition. 1)Is there a strong demand out there to rent a larger HDB like this? 2)Who are my potential renter? I definately want to stay away from company renting for their workers, heard bad stuffs about it, neighbor will hate it too.3) How much to
rent for? Tks for your 2cents. Cannot decide to sell or rent out.

Afternoon,

The current estimated rental is going at around $2400 to $2800. If you have fulfilled your MOP, you can choose to rent it out to teachers or working expats. But do be prepared that most tenant do not take care of the unit, well enough to meet Singaporean standard.
As for sales, the estimated value is about $578k to $600k. The estimated asking COV ranges from $55k to $90k.
If you are looking at earning passive income, rental would be good, but you may need to be mentally prepared.
On the other hand, if you intend to reinvest the profit from the sales, it might be a good time to proceed with selling, if you have fulfilled the MOP.

If you are comparing the benefits of renting and selling your HDB , renting out will definitely give you a better return, nevertheless, selling it will free up some cash and allow you to put the cash into some other area of investment which may have better appreciation potential.

My personal opinion is to rent out the HDB as you'll be required to dispose off any private properties in future should you decide to purchase another HDB in the future should existing regulations remains.

HDB market for rental is massive and you can actually decide what type of tenants profile you allow to rent your place. I believe if you are able to rent out your unit immediately during this year end period, you maybe able secure a good $2700 easily with furnishings and aircon all included, since a 3rm HDB without aircon is already commanding $2.1k in the area.
