I have sold a unit in Woodlands also facing the main road and right beside the multi-storey carpark of the project within a period of 6 weeks recently. I have also just sold a HDB in Tampines on 2nd floor directly above a coffeeshop.
That said, I can only conclude that it is likely a case of pricing it in the current competitive market where there are still waves of new launch projects by the developers. We cannot change market trend today, where we are seeing that units bought about 4-5 years ago will very unlikely see any profit from sale now as price is similar or lower in some projects than 4-5 years back.
I am quite sure that if you are a buyer in today's market, you will certainly not pay above the last transacted pricing for your purchase unless the unit has been very well done up or there is a certain reason for you to do so.
