I have a 2 bedder just TOP few months. My agent told me it is very difficult to sell my 2 bedder as its without utility room and facing a busy road. Is there any way to market and sell a road facing unit in current market?

Road-facing units doesn't necessarily mean its a tough sell, it may even be favorable as usually the next building is far enough such that the views are not so blocked. However, with current subdued market dynamics, its more about reasonable pricing and being patient enough to see through the marketing process with a committed agent.

All properties can be sold if it is priced right. It does not matter if the unit is run-down, on a low floor, facing the highway, etc as there will always be suitable buyers for every unit type.

There are many 2 bedder units without a utility room and they are still selling. Same for units facing busy roads, they still sell. It's all about the right marketing approach to reach out to the right buyers as well as the pricing.

Ignoring that the unit facing a busy road or it does not have a utility will not help in the process of selling it fast.

Hi Mary,

I have sold a unit in Woodlands also facing the main road and right beside the multi-storey carpark of the project within a period of 6 weeks recently. I have also just sold a HDB in Tampines on 2nd floor directly above a coffeeshop.

That said, I can only conclude that it is likely a case of pricing it in the current competitive market where there are still waves of new launch projects by the developers. We cannot change market trend today, where we are seeing that units bought about 4-5 years ago will very unlikely see any profit from sale now as price is similar or lower in some projects than 4-5 years back.

I am quite sure that if you are a buyer in today's market, you will certainly not pay above the last transacted pricing for your purchase unless the unit has been very well done up or there is a certain reason for you to do so.
