May I know which condo are you referring to? That will determine the rental income range. But generally a 2+1 in Simei should be able to fetch from 2.5k +/- depending on unit condition, building age, location and furniture provided. Typical market rate commission is
1 year lease -> 0.5mth rental + GST
2 year lease -> 1 mth rental + GST.

I had transacted a few rental or sale in Double Bay residences in Simei before so I should be able to assist you further.

By the way commission structure will be as such:

0.5 month rental for 1 year lease
1 month rental for 2 years lease.

Depending on which project you are referring to, the older projects in Simei are going for around $2400 while the newer ones are going for as high as $2800. It also depends if a unit is fully furnished or not on top of various other conditions like renovation and facing. A unit facing the MRT track can be priced down badly.
