Yishun is a big estate hence there would be some variation, in terms of valuation and asking price. Valuation ranges from $275k to $305k, dependent on their built-in area. COV asking ranges $20k to $35k.
Other cash involvement for purchase of HDB resale unit includes: legal and stamp fee, and misc expenses of valuation report, HDB admin fee, caveat, property tax refund, etc. as for commission payable, the rate is to be discussed between the buyer and the salesperson. Standard market rate is at 1%, excluding GST.
