Hi Mr Tan,

ABSD for 2nd property for Singaporeans is 7%, and for 3rd property 10%. Standard BSD of 3% applies, and SSD if your holding period is less than 4 years. Hence I'd suggest that you sell you private property before proceeding to buy the next one.

Hi Mr. Tan,

If you are SC going for your 3rd property, your total stamp duties will be approx 13% of purchase price. It will be ideal to dispose the current pte property first, as then you will be only having 1 property count and going for 2nd property. The total stamp duties in that case will be approx 10%. Since you have decided to sell the pte property, with current slower market sentiment, it is also better to secure a buyer first.

Hi Mr Tan,

The Additional Buyer Stamp Duty will be 10% while the normal stamp duty will be slightly less than 3%. I would advise my clients in similar situation with you to time the sales and purchase carefully so that you will be able to qualify for the lower tier of stamp duty which is 7% + 3%. It will be a significant savings of about 3%.
