You have 6 months for you to sell off your penthouse unit upon purchase of the HDB flat.

Afternoon John,

You are eligible to purchase a resale HDB 5RM first then dispose off your penthouse within 6 months after your resale completion.

Or you can choose to sell it off first provided you have alternative accommodation before you found a resale HDB.

FYI you are not eligible to apply for new BTO now unless you fulfill the 30 months waiting period after sale of your penthouse.

Afternoon John,

If you are buying resale HDB unit with bank loan, you do not need to wait for 30 months. However, you have to sell away your HDB unit within 6 months from key collection date.

Hi John,

1) You are eligible to buy a resale HDB by taking a bank loan.

2) If you intend to buy a HDB first, you have six months to sell off your private property. But bear in mind if you still have outstanding loan for your private property, you are only eligible for 60% bank loan as that means having a second property. Unless you sell first and buy, then you will be qualified for 80% loan.

As mentioned by my fellow professionals, you need to also understand that as your current unit is a penthouse, you need to consider the niche market of buyers purchasing this property and may take sometime for sale. In addition, the time taken for transaction to complete for resale HDB is also significantly longer than a private property therefore what you need is an experience salesperson to manage the timeline for you for a smooth transaction.
